Amazing Golden Colorado home has built in Rental unit!

Welcome home to Lakewood/Golden and a property that does double duty with its own downstairs rentable unit! Offset the mortgage obligation significantly in this amazing ranch style home with a two bed one bath separate unit with a significant market rent value that makes the net mortgage cheaper than rent!

While you are enjoying a low montly payment and having your extended family closeby, remember your electricity bill will be extremely low according to this owner as the newer solar panels were recently paid for in full (a 20k value!) Also roof is NEW. Located on the Golden/Lakewood border, very close to Colorado Mills Mall, this 2000+ sq ft brick ranch home had two major facelifts in 2021, one upstairs and one down. A full upstairs kitchen remodel transformed the home into open concept living by taking down walls and adding a Pella sliding door from the kitchen to the MASSIVE backyard that just got 5k in new fencing.

Beaming new stainless appliances, drop in farmhouse sink and custom cabinets complement the huge Quartz Countertop that doubles as a breakfast bar adjacent the Living room. It's all very light, bright and brand new! Engineered hardwood floors in the kitchen with traditional hardwood flooring everywhere else. There are three bedrooms on the main level of home but it is the downstairs that makes things interesting, especially if you need a non traditional living situation or simply desire to rent out the lower level.

A private entrance for the rental unit exists both from the garage and the back yard and leads to a full size lower level with brand new kitchen. The kitchen was designed and built last year and has room for a dining room table while also having the washer/dryer in a handy adjacent closet. There are two very large bedrooms (one non conforming) w large EGRESS windows! There is also a fully upgraded 3/4 bath with slate shower. BONUS: Rental unit has its own private YARD! So, Are you ready to Live Where You Play on the west side?

Paragliding Practice in Boulder -Jan 2022 - Brian Dixon Realtor

Flight #77 in Boulder yesterday was another step towards my eventual launch off Lookout mountain this spring/summer!
My first use of my new GoPro10 was NOT a success as you'll see...The launch video cut out after only ablut 10 seconds as well as again in flight...battery was charged fully at home an hour before but reading only 30% on launch somehow.
Good old GoPro battery issues...glad to see they had a meeting and decided that the newest version should still excel in AGGRAVATING the user. On a positive note I think the stabilization software is WAY better than in the past.
Not sure which issue is most infuriating. A. Dead GoPro batteries at the time when you precisely require them to work OR 2. The simple use of sunglasses in any activity I participate in. Sweaty lenses, scratched lenses, lost glasses, drowned glasses, dropped glasses, smashed glasses etc.
So...Prolly a dead heat.
Also this marks my first use of the word "Tally Ho" in a video which I now DEEPLY regret. I have no idea what it means nor do I know why I even said it...am I British?
